House Rules
Please read thoroughly and completely to make sure that our home will be the right location for your vacation with your friends and family. Maximum of 10 Adults out of the 15 total. SHORT-TERM RENTAL – CITY OF BIG BEAR LAKE ORDINANCE: In an effort to retain the quality of the City of Big Bake, Big Bear City has issued a city wide ordinance for all Short-Term Vacation Rentals -1. Outdoor Activities (Including use of Spas) are prohibited between the hours of 10:00 pm to 7:00 am
2. No Sound Amplification is permitted outside the property line – including but not limited to playing music, yelling, and screaming (Music can be played inside only – at a respectful level at all times)
3. All cars must be parked in the garage and/or driveway at all times. Any violation of this ordinance are grounds or immediate eviction without refund and any fines incurred will be the responsibility for the renter to pay. NEIGHBORHOOD RESPECT: Per the City of Big Bear Lake, the Good Neighbor Policy must be signed at the time of the reservation. Your signed policy will be provided upon check-in and must be presented to the City upon request. Any violation of the City Ordinance will result in fines and/or immediate eviction without refund. RENTAL AGREEMENT: A valid Drivers License and signed Short-Term Rental Agreement are due within 48 hours of booking confirmation. AGE REQUIREMENT: The primary renter (who signs the Short-Term Rental Agreement) must be 25 years of age. The renter who's name appears on the rental agreement MUST BE PRESENT with a valid photo ID at the time of check in, check out and for the entire duration of the stay. CHECK-IN and CHECK-OUT's: In-person check-ins and check-outs are mandatory.
CHECK-IN: You will be required to check in at the office located at 529 Pine Knot Ave 92315. HAVE A VALID PHOTO ID. We ask that you notify us when you are thirty (30) minutes from the check in office. Contact JESSE by phone.
CHECK-OUT: Jesse will contact you the day before your departure to get your planned departure time for the following day. You will do a final walk-thru with a member of our property support team prior to departure (no later than 10:00 am on check-out date)Failure to comply could result in an additional fee or fine. OCCUPANCY: The maximum occupancy for our home is 15 guests. If you exceed the maximum number of occupants at any time during your stay, you will incur an additional fine and be evicted without refund - please reference your short-term rental agreement for additional information. HOME QUALITY: The Renter is financially responsible for any damages to the home during their stay. If you damage the home, you may be charged. The home is checked upon departure, and our property services team will make us aware if there is anything that we need to address. If code enforcement is called tot eh property you will be charged a minimum of 250.00 plus any fines levied by the City of Big Bear Lake.
Other than what selected and shown on your booking request/receipt. the standard security deposit is required Upon booking your reservation, Renter is agreeing that the Host has the right to charge Renter upon Renters departure for damage caused to the property by Renter. Host can make a claim towards Renter within 14 days following Renters check-out date or before the next Renters check-in, whichever is earlier. If a claim is initiated, AIRBNB Customer Service will be in contact with both Renter and Host to make sure both parties are represented fairly. Please check upon your arrival to ensure that the power, heat, internet, hot water and hot tub are working correctly. Please note, homes in Big Bear Lake are not equipped with AC. We ARE NOT responsible for any circumstances that are outside of our control including but not limited to: weather or road conditions, acts of mother-nature, neighbourhood construction, mechanical or electrical failure or malfunction with the hot tub, service of the hot tub provided by third party, TV's, iPad, Sonos, Internet or the sighting of any insects, bugs or rodents. PARKING: Per the City of Big Bear Lake, our home maximum vehicle occupancy is four (4) vehicles in the driveway. During the Winter months, snow will likely reduce parking by one (1) to two (2) vehicles; please make sure to plan accordingly. THERE IS NO STREET PARKING PERMITTED. Violation of occupancy and parking regulations will result in fines and/or immediate eviction without refund. CHAIN REQUIREMENT LEVELS: When chain controls are established, signs will be posted along the road indicating the type of requirement. There are Three Levels of Chain Requirements in California: Requirement 1 (R1): Chains are required on all vehicles except passenger vehicles and light-duty trucks under 6,000 pounds gross weight and equipped with snow tires1 on at least two drive wheels. Chains must be carried by vehicles using snow tires. All vehicles towing trailers must have chains on one drive axle. Trailers with brakes must have chains on at least one axle.
Requirement 2 (R2): Chains or traction devices2 are required on all vehicles except four wheel/all wheel drive vehicles with snow-tread tires on all four wheels. NOTE: (Four wheel/all wheel drive vehicles must carry traction devices in chain control areas.)
Requirement 3 (R3): Chains or traction devices are required on all vehicles, no exceptions.SNOW REMOVAL: During the winter months, snow removal may be required to gain access to the estate, as well as the front and back decks, BBQ and Hot Tub. We have provided snow shovels, windshield scrappers and snow melt in the garage.HOLIDAY/SPECIAL DATES: Holidays are either a four (4) or six (6) night MINIMUM stay. During the months of January, February, November and December other cancellation policies will apply. Please reference your Short-Term Rental Agreement or ask the homeowner prior to booking.VIDEO SURVEILLANCE: The home is equipped with a Arlo camera and camera above the garage – the video footage is record for security purposes and liability reasons in the case of any break-ins, injury, death or disregarding house policies and rules in place. These cameras in no way infringe upon the guest’s expectations of privacy in these public areas of the property. Any attempt at disabling or obscuring the cameras is prohibited and may result in being asked to vacate the home immediately, without refund of any/all monies received. Violations of any of the above by the primary renter or any of the guests staying at the home will result in an immediate eviction of the entire group without refund. Any additional city imposed fines may not be made aware to home owner for up to ninety (90) days. The Renter is responsible for payment of any and all fines following their checkout or eviction.
